QUESTION: Are the homes detached?

ANSWER: YES. The Gardens of Hartland is a detached single family community. Each resident owns his or her own property fee-simple.

QUESTION: Are plans restricted?

ANSWER: YES. The developer has approved a limited number of plans for each builder from which you can choose. The plans are compatible with each other and conform to the restrictions of the neighborhood. Brick colors, roof color and style and landscape are all restricted and approved by the developer as well.

QUESTION: Is there a clubhouse or amenity site for the The Gardens of Hartland?

ANSWER: YES. All residents of The Gardens of Hrtlaqnd are invited to join the Hartland Swim and Racquet Club located at 4910 Hartland Parkway. Membership includes use of the pool, tennis courts, access to the club building and participation in any programs or activities of the club. (*Some activities may require additional fees.)

QUESTION: Is there a homeowner's association established for The Gardens of Hartland?

ANSWER: YES. As set out in the deed restrictions. The Association will assess dues for the care and upkeep of common areas as well s the mowing and care of each individually owned home site. Dues are currently $375 per quarter.

QUESTION: As a Gardens of Hartland homeowner, are my dues responsible for the care of the rest of the Hartland neighborhood?

ANSWER: NO. The homeowner's association are independent. Your dues responsibility is for The Gardens of Hartland area only. Likewise, no one in the rest of Hartland is responsible for the care and maintenance of The Gardens of Hartland.

QUESTION: Will The Gardens of Hartland be a "gated community"?

ANSWER: NO. The streets in The Gardens of Hartland are dedicated public rights of way and therefore cannot be gated. However, a distinctive entryway will welcome you and your guests at every visit.
